About The Position

As the Senior Facilities Building Manager here with Hamilton County, you will play a key leadership role in overseeing the efficient and effective operation, maintenance, and management of county facilities. This position is responsible for coordinating and directing facility maintenance, repair, and improvement projects while ensuring the safety, functionality, and sustainability of county buildings. The Senior Facilities Building Manager supervises a team of facility staff and collaborates with various county departments, vendors, and contractors to create a well-maintained and safe working environment for employees and visitors.

Requirements

  • 5 years experience in Facilities Management for Commercial Buildings, demonstrating comprehensive knowledge of management practices, mechanical and electrical engineering practices, construction management, facility maintenance and repair, contract administration, Building Automation System (BAS), and Fire Alarm Systems.
  • Experience demonstrating advanced knowledge in supervision, facility maintenance and repair, and general construction work, with a proven ability to apply supervisory principles in practical work situations. Equivalent combinations of experience and education may be considered. 
  • Demonstrable ability to apply management principles to practical work situations.
  • Valid Driver's License issued in the state of residency

  • Building Operator's Certification - Level 1 (BOC) or Stationary Engineer's License.

Responsibilities

  • Plans and manages all aspects of maintenance, repair and operation of facility, which includes plumbing, electrical and mechanical systems, HVAC, carpentry, painting, fire/life/safety, OSHA compliance, building/fire codes, EMS system operation and custodial projects; meets regularly with building administrator to manage progress of tasks and contractual responsibilities; leads landscaping and snow/ice removal crew for all downtown facilities, interacts with managers in each facility to coordinate work, and maintains supplies and equipment for these projects; directly supervises 1st, 2nd, and/or 3rd shift employees in performance of duties (i.e., assigns work; approves leave requests; performs employee evaluations; conducts interviews; recommends promotions, disciplinary actions and terminations; provides employee training; instructs employees on new techniques; etc.).
  • Develops budget; purchases supplies and materials for facility operations; operates computer in performance of job duties (e.g., CAFM, Microsoft Office Suite).
  • Develops operating procedures and standards for facility/facilities; prepares periodic maintenance, custodial, and trades plans and schedules; inspects facility on a regular basis to ensure facility, grounds and power plants are maintained in proper operational, clean, and secure manner.
  • Plans and manages construction and/or maintenance projects; confers with others involved on project to discuss project status, priorities, problems encountered, work schedules and other related matters; inspects projects in progress; identifies problems and implements corrective action; prepares estimates of cost; makes projections of contingencies expenses; verifies work completion for quality and quantity; maintains routine and specific communication with tenants and customers to assure customer satisfaction.
  • Develops bid packages for professional contracts, services, projects; reviews, approves, negotiates and makes recommendations regarding professional services; monitors service contracts; evaluates and authorized contract changes; manages maintenance agreements; monitors contracts and services provided by contractors to ensure compliance with approved project plans and specifications; provides supervision of contractors; review and processes contractor’s pay requests..
  • Maintains various records reflecting status of projects, problems encountered and other related information; informs manager of work projects status; prepares routine and special reports; addresses operational data; confers with manager, tenants, customers and others regarding facility problems and needs; analyzes reports, situations and recommends solutions.
  • Reviews manuals, books, journals, and blue prints to maintain current working knowledge of building components, and air conditioning and heating systems.
  • Demonstrates regular and predictable attendance.
  • Performs other duties as required or assigned.
