What this job involves This position supervises contractors and maintenance operations while providing hands-on technical expertise in HVAC, electrical, mechanical, plumbing, and life safety systems. The role combines leadership responsibilities with direct maintenance execution to ensure safe, efficient building operations and tenant satisfaction. You will mentor junior staff, support the Chief Engineer in preventive maintenance programs, and respond to emergency situations while maintaining compliance with safety procedures and building standards. Your day-to-day tasks will include: Supervise and direct contractors while monitoring their assigned responsibilities and performance quality Perform maintenance service requests and preventive/predictive maintenance on HVAC, electrical, mechanical, plumbing, and life safety systems Respond effectively to all building emergencies and after-hours site issues as needed Complete facility inspections and prepare technical reports on mechanical systems, identifying deficiencies and improvement recommendations Mentor junior engineering staff and provide hands-on training in maintenance and troubleshooting procedures Document work performance and materials procurement using computerized maintenance management systems Partner with engineering leads, project managers, and facility stakeholders to ensure operational alignment and system optimization Physical Demands and Work Environment: Ability to lift up to 50 lbs Working from heights and climbing ladders up to 30 feet Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead Working in adverse conditions (extreme cold, extreme hot) Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs. Must be able to work different schedules including holidays and weekends Must be able to respond to after-hours site emergencies Regularly required to walk long distances to cover property portfolio

Requirements

  • High School diploma or GED equivalent
  • 5+ years of relevant work experience as Senior HVAC Tech, Lead HVAC Tech, or similar role
  • 2+ years of people management experience managing maintenance/engineering personnel
  • EPA Section 608 Universal certification
  • Journeyman Refrigeration Technician's License / Refrigeration Technicians License
  • Valid state driver's license that must be maintained
  • Experience using Computerized Maintenance Management System (CMMS) and/or Building Management System (BMS)
  • Must be able to work different schedules including holidays and weekends
  • Must be able to respond to after-hours site emergencies
  • Regularly required to walk long distances to cover property portfolio
  • Ability to lift up to 50 lbs
  • Working from heights and climbing ladders up to 30 feet
  • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead
  • Working in adverse conditions (extreme cold, extreme hot)

Nice To Haves

  • Military experience (Army Prime Power, Navy ET/Nuke, Air Force HVAC/Power Pro Electrician), union training, or vocational/college education
  • Exposure to Johnson Controls/JCI, Siemens & Corrigo CMMS/BMS/BAS systems
  • Advanced knowledge of 208/480 3 phase electrical systems including 24 v controls engineering and operations.
  • Experience with fluid handling/pumping and filtering systems
  • Strong background in mechanical systems troubleshooting and diagnostics
  • Proficiency with Microsoft Office Suite (Word, Outlook, Excel, Teams) beyond basic level
  • Previous experience in commercial or industrial facility maintenance environments
  • Experience with Commercial DX units, Package units, split units, roof top units.
  • Experience with Air cooled chiller, chill water systems operations, maintenance and repair.
  • Experience trouble shooting and repair of VFD’s, fans, motors, pumps, valves associated with chill water systems.
  • Ability to read and interpret mechanical, electrical drawings and equipment submittals.
