About The Position

The Senior Maintenance Worker is responsible for all functions and operations related to the upkeep, repair, and improvements of residential scattered site apartments and facilities. The Senior Maintenance Worker is also responsible for managing day-to-day operations in the field, including but not limited to special assignments of all units and all information related to them. The Senior Maintenance Worker will work closely with the Senior Director of Property Management to ensure preventive, predictive, and proactive maintenance tasks are maintained, carried out, and in compliance with all codes, licensure, safety norms, and regulations of the company, Local, City, State, and Federal guidelines. The ideal candidate will have skills relating to critical thinking and decision making, as well as hands-on experience and skills across a broad spectrum of maintenance services and repairs in the areas of plumbing, carpentry, painting, plastering, and electrical.

Requirements

  • High school diploma or G.E.D. required. Trade school certification, or other technical related courses a plus.
  • Three years’ experience in a lead maintenance position.
  • Five years’ experience in general maintenance functions including: cleaning/janitorial, light carpentry, plumbing, electrical, plastering, painting, lock repair, dry wall application, managing power tools and equipment.
  • Must have a valid New York State Driver’s License, maintained in good standing throughout employment and remain subject to DMV background check.
  • Position requires walking, standing, climbing, bending, and stooping.
  • Must be able to lift and carry objects short distances (50-75 lbs max).

Nice To Haves

  • Some knowledge of HIV-related issues preferred.
  • Computer literacy for client data entry and word processing preferred.
  • Critical thinking and decision making skills are ideal.
  • Fluent in English; bilingual a plus.

Responsibilities

  • Responsible for completing work orders assigned by management.
  • Weekly advance pick-up of supplies/materials needed for the subsequent weeks’ daily schedule(s) of tasks.
  • Trains, monitors and evaluate Interns/volunteers.
  • Ensure the accuracy of data inputted (work orders) into EICARE daily.
  • Ensure all supplies (keys, work orders, tools, etc…) are readily available at least one day prior to usage.
  • Ensures all safety protocols and guidelines are complied with by and for staff and clients in accordance with Harlem United’s safety practices as well as departmental procedures.
  • Conducts weekly vehicle inspections and gas refueling.
  • Performs bi-weekly inspections and inventory of storage units for maintenance supplies and future purchase requisitions.
  • Ensure supplies and equipment are ready for staff usage are available a day before usage.
  • Communicates/coordinates with contractors, vendors, and departmental and program staff.
  • Provide assistance and guidance to staff as needed, including additional or special supplies outside of our general maintenance inventory that may be needed to complete a task.
  • Must be ready to perform daily maintenance duties and prepared to handle emergencies.
  • Troubleshoot minor repairs and maintenance problems.
  • Maintain a productive working relationship with case managers and other department supervisors.
  • Attends and completes all required training.
  • Responds to emergency situations as necessary.
  • Conduct inspections and maintain records as assigned by the Senior Director of Property Management pertaining to turnovers, broom readies, ready for occupancies, moves/client relocations, audits and other special tasks relating to scattered site housing and facilities.
  • Install and replace walls including sheetrock, framing, compound and plaster
  • Perform a wide variety of repairs to flooring including structural and replacing tiles
  • Repairs a variety of items (e.g. locks, worn tumblers, shortens and springs, etc.)
  • Paint/plaster a variety of surfaces (e.g. buildings, apartments and floors, etc.)
  • Install plumbing fixtures (e.g. drinking fixtures, faucets, sinks, shower heads, etc.)
  • Assists with preparation for site audits and inspections as scheduled by Senior Director of Property Management.
  • Provide transportation for staff, clients, auditors, etc. as needed.
  • Conduct client relocations/moves when assigned.
