The Senior Operating Engineer operates, with minimal supervision, the inspection and maintenance processes for mechanical, HVAC, electrical and plumbing equipment and systems. You will work as part of an engineering team of 3 at a 500,000 square foot Class A office building in downtown New Orleans. Tenants include law, education and accounting firms. Weekly rotating shifts (6:00 AM - 2:30 PM and 9:30 AM - 6:00 PM) All shifts include a 30-minute lunch break and will require at least one Saturday half-day per month.

Requirements

  • 4-7 years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry
  • A City of New Orleans 1st Class Stationary Engineer's Certificate Air Conditioning is required
  • Associate degree in engineering technology, trade school certification, or equivalent experience
  • Proven supervisory/leadership experience in building operations or similar field
  • Advanced proficiency with Microsoft Office (Word, Outlook, Excel, Teams) and CMMS systems
  • Ability to lift up to 50 lbs
  • Comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift and/or drive
  • Excellent customer service and communication skills
  • Strong leadership abilities with demonstrated success in team development
  • Advanced troubleshooting skills and ability to work independently on complex problems

Responsibilities

  • Execute and oversee assigned tasks that include but are not limited to: painting, maintaining lighting system bulbs/ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, locksmith work and general maintenance
  • Implementation of the preventative maintenance program and ensure compliance
  • Maintain work order system (CMMS) daily and prioritize tenant service requests efficiently
  • Supervise and coordinate contractor activities and ensure quality standards
  • Lead response to on-call or emergency situations and make critical decisions
  • Diagnose and resolve complex building system issues, including electrical and pneumatic controls
  • Ensure team compliance with all safety procedures and maintain clean, safe work areas
  • Ongoing technical, safety, and operational process training programs
  • Manage special projects and coordinate task assignments
