About The Position

The Senior Project Manager is the accountable business and delivery lead for complex, design-driven projects across AvroKO’s hospitality portfolio. This role sits at the intersection of visionary design, client leadership, and commercial performance, ensuring our work is impeccably executed and consistently profitable. Role purpose Own multiple hospitality projects from intimate, high-concept restaurants to large-scale luxury hotels and mixed-use developments - ensuring they are delivered on brief, on time, and on budget for a discerning, clientele. While the role requires design-literacy to coordinate multi-disciplinary teams and liaise with clients, their primary focus is the fiscal, schedule, and contractual performance of projects in totality.

Requirements

  • Experience: 10+ years of experience in high-end hospitality-focused interior design or architecture.
  • Fiscal Acumen: Highly data-driven expert in project budgeting, forecasting, fee/burn tracking, and utilization management.
  • Typology Knowledge: Broad understanding of multiple hospitality typologies, including restaurants,, hotels and resorts, and multifamily projects.
  • Leadership: Strong decision-maker capable of balancing fiscal, client, and design-related constraints.
  • Tools: Advanced proficiency in Google Suite, project accounting software (e.g., Mavenlink BQE Core), and standard PM tools. A working understanding of AutoCAD, Bluebeam, InDesign, and SketchUp/Enscape is highly desirable to facilitate coordination.
  • Comfortable with challenging assumptions, redesigning workflows, and implementing improved processes, tools, and reporting frameworks across a studio or firm.
  • Exceptional communication and client-facing skills; able to hold their own with owners, brand teams, operators, and senior executives.
  • Strong command of standard PM and financial tools (e.g., MS Excel, project accounting/ERP, scheduling software).

Responsibilities

  • Own the Project P&L: Develop, manage, and continuously update project budgets, revenue forecasts, and margin targets.
  • Contract Lifecycle: Work with New Business Development (NBD) to ensure contract execution and accurate project setup. Draft and negotiate proposals, contracts, and scope amendments.
  • Scope Protection: Ensure work is executed strictly within the contracted scope; identify, estimate, and secure client approval for additional services and variations (ASAs).
  • Financial Operations: Oversee timely delivery of project information for billing, collections, and time/expense reporting in collaboration with the FinOps team. Manage reimbursables and purchasing-related flows (when in scope), including coordination with the Furniture and FF&E leadership on vendor agreements and purchase orders.
  • Workplans & Scheduling: Build detailed workplans (phasing, resourcing, and milestones) and maintain a live master schedule to ensure timely deliveryfor all their projects.
  • Resourcing: Manage project budgets through the recalibration of resource allocations to keep projects within assigned fees. Monitor team utilization, timesheets, and burn against budget; take corrective action early to protect fees and margins.
  • Weekly Reporting: Conduct recurring team meetings to review staffing and fiscal concerns. Report weekly to Managing Directors on project schedules, burn rates, and profit monitoring.
  • Monthly Reporting: Meet monthly with partners and senior leadership to report on project health, risks, and opportunities, and to align on strategic decisions.
  • Process Improvement: Critically assess and improve project management tools, templates, and reporting frameworks to drive consistency across studios.
  • Primary Interface: Serve as a primary day-to-day contact for client teams and the broader project team (AORs, consultants, GCs).
  • Alignment: Ensure the design response aligns with the client’s brand, operational needs, and commercial objectives.
  • Approvals: Secure timely client decisions and approvals at each project milestone (Concept through Handover).
  • Oversight: Liaise between studio leadership and the design team to obtain feedback, incorporate directives, and ensure technical delivery meets AvroKO’s standards.
  • Management Compliance: Drive compliance with internal policies (timesheets, file naming, documentation standards, approvals) and client/contractual requirements.
  • Internal Coordination: Manage coordination between interior architecture, FF&E, and industrial design.
  • QA/QC: Assist QM staff in reviewing project deliverables.
  • Construction Stage: Oversee the resolution of complex field issues and troubleshoot RFI responses/submittals to preserve design intent while maintaining cost and schedule.
