Phillips Edison’s operating platform provides retail services including acquisition, redevelopment, leasing and management of grocery-anchored retail centers. A successful candidate must understand the entire construction process, from initial estimate, through the collection of closeout documents. Estimate the cost of development/landlord work opportunities with the use of an excel template, as specified within the lease language and suggest alternative methods and scopes of work to lower landlord obligations and cost. Understand and write retail lease language as it relates to Landlord construction obligations and deliverables. The Project Manager also reviews leases and provides feedback on all matters related to the design and construction of physical improvements. Understand, and approve construction drawings. The Project Manager will prepare schedules based on the design, permitting and construction time frames and set tenant delivery dates with the Asset Managers and Leasing Agents. Understand and navigate the permit and zoning processes for all development/construction deals. Communicate with retailer construction teams effectively to understand retailer needs vs. wants in order to mitigate Landlord risk and creatively value engineer landlord scope, while also building relationships with national retailers. Be able to identify issues on projects and determine solutions to solve any project impediments. Be able to display a high degree of initiative and independent judgment. (Must be a self-starter) Understand & Implement Departmental Construction Standards & Templates. The Project Manager will manage multiple projects throughout the United States. This position requires approximately 25% of travel. The role can either be located in the Park City, Utah office or work remotely from Dallas, TX; Phoenix, AZ or Las Vegas, NV (must already be located in market to be considered).

Requirements

  • A bachelor’s degree in Construction Management, Architecture or Civil Engineering is preferred plus 5-10 years minimum applicable experience.
  • Candidate should be able to bid, contract, budget, and supervise all aspects of projects, and act as liaison between Tenants, Ownership, Contractors and City Officials.
  • A demonstrated ability to complete projects on time and within budget necessary.
  • Excellent communication and customer service skills required.
  • PC proficiency with MS Word, Excel, and project management software required.
