The Sourcing Integrated Facility Management Expert needs to be a dynamic, highly client-focused individual with proven experience within IFM. We are seeking a results-driven professional with strong commercial exposure to the Facilities Management industry in a senior role. This role not only requires deep expertise in traditional procurement processes, but also emphasizes building strong client partnerships, leading complex IFM initiatives from strategic planning through execution, and ensuring that IFM contracts consistently deliver sustained, measurable value throughout their lifecycle. The Sourcing Integrated Facility Management Expert will play a pivotal role in shaping and executing our FM service strategies, driving savings initiatives, and ensuring long-term performance improvement across hard and soft services, capital projects, and related FM solutions.

Requirements

  • 7+ years of experience in a commercial, category management, procurement, sales, or account management role within Facilities Management, Real Estate, or a related industry
  • Background in IFM procurement/category management, combining project execution and commercial contract management
  • Strong background in structuring and managing contracts for integrated FM services, with a track record of delivering cost savings and performance improvements
  • Excellent relationship-building and stakeholder management skills, with the ability to engage senior leadership
  • Demonstrated project management capability, from planning through successful delivery and continuous improvement
  • Strong financial and analytical skills, including savings validation and value realization
  • Knowledge of the US FM services market and provider landscape is preferred
  • Bachelor’s degree
  • Advanced degree preferred
  • Please note: This role is not suitable for candidates with exclusively operational FM backgrounds. Commercial and client-facing experience is essential

Responsibilities

  • Lead the end‑to‑end strategy, negotiation, and execution of Integrated Facility Management (IFM) agreements across hard services (engineering, maintenance), soft services (cleaning, security, workplace services), and capital projects—ensuring alignment with organizational priorities and long‑term value objectives
  • Drive enterprise‑level cost optimization, operational efficiencies, and performance improvements while upholding the highest standards of service quality and workplace experience
  • Serve as a trusted strategic advisor to Chain IQ clients and IFM partners, fostering transparent communication, strong stakeholder alignment, and sustainable value creation throughout the lifecycle of each engagement
  • Oversee full contract lifecycle management, including commercial structuring, onboarding, performance governance, compliance monitoring, and continuous improvement initiatives that strengthen service delivery and reduce operational risk
  • Collaborate closely with Facility Management operations, Finance, Real Estate, and business leadership to deliver commercial outcomes that support broader organizational goals and long‑range planning
  • Manage multiple complex, high‑impact IFM sourcing projects concurrently, ensuring disciplined execution, timely delivery, and consistent realization of targeted commercial and operational outcomes
  • Build and maintain strategic client and supplier relationships that promote trust, accountability, innovation, and measurable performance improvement across the IFM ecosystem
  • Leverage data, analytics, and performance dashboards to validate cost savings, track supplier KPIs, and quantify overall return on investment for IFM sourcing initiatives, ensuring decisions are evidence‑based and results‑driven.

  • The salary range for the Greater Chicago Area is $120,000 to $170,000, plus individuals may be eligible for an annual discretionary bonus.
  • Individual salaries within those ranges are determined through a wide variety of factors including but not limited to education, experience, qualifications, skills, location and applicable employment laws.
