About The Position

The Senior Building Maintenance Worker (Sr. BMW) performs a variety of semi-skilled maintenance, repair, and construction tasks across Housing Services facilities. Working independently or as part of a team, the Sr. BMW supports facility operations by completing work orders, preventive maintenance, and customer service requests to ensure safe, functional, and well-maintained residential environments.

Requirements

  • High school diploma, GED, or equivalent.
  • Two years of experience performing semi-skilled building maintenance work, one year of experience as a Building Maintenance Worker, or an equivalent combination of education and experience.
  • Knowledge of building trades and building safety requirements.
  • Ability to read Standard English text to follow written instructions and complete assignments.
  • Skill in reading project specifications, blueprints, and technical trade manuals.
  • Ability to review entry-level technical data and mechanical and electrical specifications and drawings.
  • Ability to perform routine lighting installation.
  • Skill in performing basic mathematical calculations (addition, subtraction, multiplication, division) and taking accurate measurements.
  • Ability to prepare clearly written and understandable reports and instructions.
  • Excellent interpersonal, oral, and written communication skills; ability to interact professionally with members of the campus community and the public, including handling customer concerns with diplomacy.
  • Ability to communicate and work cooperatively with vendors, University personnel, and staff.
  • Ability to distinguish among colors.
  • Ability to prioritize assignments and complete projects in a timely manner.
  • Ability to work indoors and outdoors in varying weather conditions and environments, including wet, humid, confined, noisy, or otherwise adverse conditions.
  • Possession of a valid California Driver License.
  • Driver's license.

Responsibilities

  • General Maintenance Perform routine maintenance and repairs across Housing Services facilities.
  • Complete assigned work orders and preventive maintenance through the Maximo Housing Services PM program.
  • Maintain safe, clean work areas, tools, equipment, and vehicles.
  • Assist other trades staff including engineers, plumbers, electricians, painters, custodial, recycling, and administrative teams.
  • Plumbing Replace faucets, gaskets, shower heads, hose bibs, supply lines, and toilet components (including wax seals and tank mechanisms).
  • Unclog sinks, bathtubs, showers, sewer lines, roof drains, patio drains, and downspouts.
  • Repair or replace P-traps and minor piping.
  • Troubleshoot water leaks and perform minor plumbing repairs.
  • Electrical Replace electrical fixtures, switches, outlets, fuses, and baseboard heaters.
  • Troubleshoot circuit breakers and minor electrical issues.
  • Perform minor wiring repairs as needed.
  • Repair or replace doorbells, buzzers, exit lights, bathroom fans, and fan motors.
  • Carpentry Perform rough carpentry and general building repairs.
  • Repair or replace cabinets, doors, windows, frames, fences, and gates.
  • Replace minor dry rot in floors and balconies.
  • Install safety bars, bulletin boards, and other fixtures.
  • Replace tiles, repair skylights, and apply roof patching when needed.
  • Appliances Troubleshoot and perform minor repairs on stoves, refrigerators, dishwashers, garbage disposals, microwave ovens, water heaters, vacuums, and exhaust hoods.
  • Replace refrigerator door seals.
  • Painting Perform minor interior paint repairs.
  • Prepare surfaces for major painting projects, including washing and caulking.
  • Paint markings on asphalt, concrete, and other surfaces.
  • Assist with graffiti abatement and painting of railings, closets, fences, and gates.
  • Miscellaneous Duties Install smoke alarms and building hardware including locks, hinges, latches, and door closers.
  • Service access control devices and proximity cards.
  • Repair furniture, window coverings, and mailboxes.
  • Maintain roof, patio, and storm drains.
  • Inspect and maintain garage doors.
  • Inspect HVAC systems and replace filters.
  • Inspect bathroom exhaust fans and replace belts.
  • Inspect and clear garbage chutes as needed.
  • Assist with moving trash and recycling bins.
  • Set up and break down community rooms for events.
  • Deliver and post tenant notices across housing facilities.
  • Additional Responsibilities Participate in Housing Services and Campus Life Services committees or team initiatives.
  • Support and uphold Campus Life Services Customer Service Guiding Standards.
  • Report tenant policy violations related to housing agreements when observed.
  • Provide custodial support when needed.
  • Follow Facilities Services department policies and safety standards.
  • Perform other duties as assigned.
