Requirements

  • Requires a minimum of 1-3 years of experience; or equivalent combination of education and experience.
  • Bachelor’s degree or higher from an accredited college or university preferred; or equivalent experience.
  • Requires knowledge about construction and it is necessary to be able to read and interpret engineering, architectural plans, and other reports as required retail open air center.
  • Electrical and HVAC knowledge required.
  • Requires the ability to verbally communicate with in house and outside consultants and Tenants in a professional and concise manner.
  • Excellent verbal and written communication skills.

Responsibilities

  • Manages all phases of construction projects from pre-development to construction to turnover.
  • Coordinates design, project scopes, constructability, and economics based on project parameters (KRG Departments, Tenants Requirements, Municipalities).
  • Creates bid packages, solicits proposals from contractors, analyzes proposals for scope and cost.
  • Negotiates and manages construction contracts.
  • Monitors project costs and schedule.
  • Analyzes and reports on project costs internally.
  • Reporting of project status and cost.
  • Coordinates with municipalities on all phases of the project life cycle (permits, inspections, closeout.
  • Communicates and negotiates with Tenants; before, during, and after project life cycle.
  • Negotiates and administers contract changes to contractors and vendors.
  • Manages turnover of project from Construction to Property Management (Operating Property).
  • Manage reporting and communication between departments; Leasing, Development and Finance.
  • Attends and reports in as needed in REC and monthly projected openings budget meetings.
  • Organizes and provides necessary tools to aide leasing agents in gaining proposed tenants.
  • Manages an internal project team and overall project as DRI.
  • Coordinates with jurisdictional agencies to obtain permit approvals.
  • Prepares and manages project schedules in order to meet lease deadlines.
  • Reviews and approves construction drawings for both Kite work & tenant work.
  • Develops and maintains project budgets.
  • Reviews, approves and processes Tenant Improvement Allowance Requests.
  • Maintains Plan Data and educates Kite employees on using the system.
  • Creates and updates both KRG reporting programs and project specific requirements/status.
