About The Position

Vice President, Senior Project Manager – Southeast About the Role Logistics Property Company is a fully integrated owner-operator focused on the acquisition, development, and investment management of modern logistics properties in key U.S. markets. To support our expanding business, we are seeking a Vice President, Senior Project Manager – Southeast to join our team, based in Atlanta. The Senior Project Manager will oversee multiple construction projects and provide guidance during the pre-construction and construction phases of industrial capital improvements, ground-up developments, and redevelopments. This person will be the primary contact for contractors, architects, and engineers.

Requirements

  • Bachelor's degree
  • 10+ years relevant work experience within the commercial real estate industry.
  • Experience with all phases of project management, from pre-construction through project closeout.
  • Hands-on knowledge of industrial construction and related building codes.
  • Excellent organization, analytical and communication skills – both verbal and written.
  • Demonstrated ability to solve technical, scheduling, and cost issues.
  • A strong work ethic with the ability to oversee and handle multiple responsibilities.
  • Strong interpersonal skills, with a proven track record of building successful teams.
  • Creative mindset to solve problems, progressive thinker, intelligent.
  • An ability to understand a unique business vision and to strategically execute on those objectives.
  • Proficient in the use of computer-based production programs.
  • An understanding of subcontract agreements, qualifying subcontractors and experienced in contract negotiations.

Responsibilities

  • Supervise the initial site assessment and coordinate consultant activities during pre-acquisition due diligence and program design.
  • Coordinate with general contractors in preparing pre-construction budgeting for sitework and building costs.
  • Manage the design consultants in the preparation of construction documents.
  • Review construction documents for accuracy and compliance with the project scope.
  • Coordinate with design consultants in preparing scope and budget for work.
  • Assist in the selection and negotiate the design consultant contracts.
  • Responsible for development project's construction schedule and budget.
  • Negotiate with contractors and consultants to obtain the most complete scope of work at the best price and schedule.
  • Make recommendations regarding the award of work.
  • Review the general contractor's contract on behalf of developer.
  • Assist in design decisions to ensure budget and schedule are met.
  • Work closely with the general contractors and design consultants in identifying construction savings during all phases of design and construction of the project.
  • Responsible for tracking actual results to budget for each project on a monthly basis.
  • Review and approve pay applications and change orders.
  • Act as the primary development team contact providing direction to the general contractors and design consultant teams.
  • Responsible for obtaining all permits necessary to start the project on time.
  • Track, answer and process change orders, RFI's, delay claims and all other items that potentially impact project schedule and cost.
  • Oversee entire construction of projects through completion and closeout.
  • Perform regular inspections at the construction site.
  • Review all testing reports, inspection reports and monitor construction to determine compliance with the construction documents.
  • Assemble and track all contractor and component warranties until expiration.
  • Maintain internal communications with the Regional Development Partner, Project Manager and National Construction Manager.
  • Interface with customers on third-party construction projects.
