About The Position

U.S. Facilities, Inc., a consolidated facility management services firm, is seeking a Building Engineer to support the operations in Orange County, CA. Responsibilities will include but are not limited to: With minimal supervision, performs maintenance and repairs applying knowledge of tradecraft skills in the area(s) of specialization. Maintains mechanical and electrical systems and equipment that supply the building with heat, power, ventilation, air conditioning, and/or refrigeration, and other environmental systems. DUTIES: Conduct periodic general preventative maintenance on mechanical, electrical, HVAC and plumbing systems, this involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, belts, etc.) and periodic testing of the equipment. Troubleshoot, repairs & Operational knowledge of at least 5 major systems (HVAC) and pneumatic controls, building steam systems, domestic and industrial water systems, compressed air systems, refrigeration, air conditioning compressors and controls, water systems, electrical systems, Emergency Generator, UPS, Boilers, and other related controls and systems. Oversight and coordination of vendors and contractors for general repairs, including but not limited to HVAC, millwork, painting, remodels, lighting repairs, timer adjustments, and correcting time-related deficiencies. Update and maintain customer budget master list. Maintenance and repair of water distribution; including all sinks, toilet bowls, supply lines, drains and water lines. Oversight and monitoring of roof equipment, including but not limited to providing roof access to vendors/contractors. Monitor fire life safety equipment including but not limited to review of maintenance log, reporting of deficiencies etc. Be familiar with and confirm fire panel’s function, including supervisory, monitoring, etc. Must comply with work order system to include interpreting work orders, performing work requested, and completing work orders per instruction. Maintain operating logs on all equipment; record and report all faults, deficiencies, and other unusual occurrences. Perform all duties in a safe manner, follow all safety procedures, and maintain a clean work area. Comply with all company policies and procedures and adhere to company standards. Must be a team player committed to working in a quality environment. Must be flexible in work schedule to work weekends when needed. Willingly perform other miscellaneous job-related duties as requested.

Requirements

  • High school diploma or demonstrated equivalent.
  • Troubleshoots and repairs electrical (24V-480V) and PLC control systems Troubleshoots hydraulic and pneumatic systems.
  • 5 + years of experience Industrial Facility Maintenance, Industrial HVAC including building automated/management systems and fire life safety systems.
  • Available to work weekends and off-shift.
  • Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher.

Nice To Haves

  • Preferred maintenance experience in one of the following trades or demonstrated equivalent combination of education and experience: Industrial Facility Maintenance, Industrial HVAC/ Industrial Mechanical Machine Repair.
  • Knowledge of drywall, patch, and paint.
  • Knowledge of electronic door locking mechanisms.
  • Knowledge of facility mechanical systems such as heating and ventilation, plumbing, conveyors, and reverse osmosis systems.
  • Knowledge of machinery and equipment such as pumps, motors, gearboxes, supply and exhaust fans, power transmission components, cranes, hoists.
  • Experience in operations and maintenance in an industrial, large commercial, or logistics distribution environment.
  • High attention to detail.
  • Good verbal and written communication skills.
  • Friendly, cooperative, customer service-minded attitude; team player.
  • Ability to work with little or no direction at times.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
