ESSENTIAL FUNCTIONS: 1. Responsible for, but not limited to, ensuring that work is performed following established procedures for quality and productivity, within prescribed budget and meets all required safety codes. 2. Review and approve work orders; obtain and evaluate subcontractors; create preventative maintenance plans; QA/QC inspections for all building systems evaluations; communication and coordination with the Manager(s); and necessary reporting. 3. Responsible for the supervision of Building Technicians including recruiting/hiring, supervision, recognition, disciplinary actions, salary administration, performance appraisals and terminations. 4. Responsible for the development, evaluation, and training of assigned staff to ensure high skill levels and technical competence. SECONDARY RESPONSIBILITIES: Perform the duties of a Building Technician IV as required. Provide operating and capital expenditure recommendations to the management team. Perform other job-related duties as assigned. QUALIFICATIONS: Education - High school diploma or equivalent with additional vocational coursework in one or more of the following disciplines: HVAC, electricity, plumbing or other relevant areas. Further Training - Universal CFC certified. State Certified Journeyman’s license or equivalent. State Certified Master’s license or equivalent is preferred. State 1ST Grade Stationary Engineer license or equivalent preferred Professional Experience - Minimum of ten years relevant work experience working as a senior level service technician with at least three to four years of experience providing work direction/supervising others. Computer Skills - PC proficiency including Microsoft Office applications and ability to learn company specific software. Ability to adapt to new or changing software programs. Proficiency in automated asset management systems preferred. (, Maximo) Mobility- N/A Other Requirements - Ability to routinely perform 24-hour on call and off hours duty including evenings, weekends and holidays Ability to Lead emergency response activities. Ability to create and manage the on call/shift schedule for assigned technicians Demonstrated supervisory and leadership skills. Participates in design and construction of new facilities and fit-outs: reviews and comments on submittals and design submissions Extensive knowledge of all building systems (HVAC, mechanical and electrical) including how to troubleshoot, maintain and control. Must have in-depth knowledge of automation systems including: BMS/BAS, SACDA, fire alarm, VESDA- system trending, reporting, programming and alarm management a must Ability to read and follow with complete competency trade related building, electrical drawings one line/three line, mechanical and plumbing drawings and internal wiring schematics. Complete knowledge of written maintenance, emergency and standard operating procedures Ability to solve problems and deal with a variety of options in varying situations. Monitors and implements OSHA requirements for technical staff/vendors. Must possess a valid driver’s license and ability to operate a motor vehicle. Good verbal and written communication skills. Strong organizational skills. Customer interface; must be capable of briefing and explaining highly technical issues to a varied audience
