We are currently seeking a motivated and results-driven Commercial Project Manager / Business Development Manager to help expand our commercial division by developing new business relationships, preparing proposals, and managing commercial painting projects from initial contact through completion. This position plays a critical role in the growth of our commercial operations by combining sales, estimating, and project management responsibilities.

Requirements

  • 2-year or 4-year degree in business, construction management, or related field preferred.
  • B2B commercial sales or project management experience preferred.
  • Experience in commercial painting, coatings, or construction estimating strongly preferred.
  • Working knowledge of paints, coatings, carpentry, drywall, EIFS/Dryvit systems, and construction methods preferred.
  • Strong communication, negotiation, and relationship-building skills.
  • Highly organized with strong attention to detail.
  • Ability to manage multiple projects and deadlines simultaneously.
  • Valid driver’s license and ability to travel to job sites and client meetings.

Responsibilities

  • Identify and pursue new commercial painting opportunities through prospecting, cold calling, networking, and industry events.
  • Build and maintain relationships with property managers, facility managers, general contractors, municipalities, and industrial clients.
  • Participate in local networking groups, trade associations, and community events to promote company services.
  • Develop and maintain a pipeline of qualified commercial leads and opportunities.
  • Maintain existing client relationships and expand service opportunities within current accounts.
  • Serve as the primary point of contact for commercial clients throughout the project lifecycle.
  • Build long-term partnerships through exceptional communication and service.
  • Conduct site visits, project walk-throughs, and pre-bid meetings with clients.
  • Provide ongoing communication during project execution to ensure customer satisfaction.
  • Conduct on-site evaluations and measurements for commercial painting and coating projects.
  • Prepare accurate and competitive project estimates including labor, materials, equipment, and subcontractors.
  • Develop detailed proposals clearly outlining scope of work, preparation procedures, materials, schedules, and project expectations.
  • Collaborate with internal production staff to ensure proposals align with operational capabilities.
  • Present proposals to clients and secure project commitments.
  • Coordinate project handoff to production team after contract award.
  • Participate in pre-job planning meetings to ensure clear project execution plans.
  • Monitor project progress, budgets, schedules, and change orders.
  • Maintain strong communication between client, field crews, and office staff.
  • Conduct job site visits to ensure project quality, safety, and customer satisfaction.
  • Assist in resolving job site challenges, scope changes, or scheduling adjustments.
  • Work collaboratively with the Production Manager and Job Site Supervisors to ensure efficient project delivery.
  • Ensure accurate documentation including contracts, job scopes, specifications, and change orders.
  • Assist with job costing reviews and project performance analysis.
  • Track sales activities, pipeline progress, and project results.
  • Maintain weekly reporting of sales activity, proposals submitted, and projects secured.
  • Participate in regular sales and production meetings.
  • Meet or exceed established sales and revenue targets.
