About The Position

Principle Duties and Responsibilities Performs minor repair of all buildings and equipment. (Major repairs are performed under the supervision of licensed contractors, hired by Associate Director of Facilities. Minor painting, carpentry and masonry work (e.g. painting, minor locksmithing, pest exclusion, etc) Minor HVAC work (e.g. adjusting and replacing thermostats; replacing filters, etc) Minor electrical maintenance (e.g. replacement of ceiling and wall fixtures, wall switches and outlets, bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) Minor plumbing maintenance (e.g. repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers and similar devices, etc.) Reconfiguration of office space (e.g. movement of furniture, re-configuration of modular cubicles, file cabinets, etc.) Maintains fire safety systems, including fire extinguishers, smoke detectors and ensures office safety. Obtain estimates for supplies, repair parts; orders parts as needed. Inspects buildings to detect malfunctions and needed repairs, making notes and recommendations using a pre-established check sheet. Assists in maintaining clean, tidy and professional work spaces. Responds to emergency maintenance requests as required. Performs outside custodial duties such as snow removal, grounds maintenance as required. Manage and review service contracts to ensure facility management needs are being met Conduct and document regular facilities inspections (daily, weekly, monthly) Monitor and track variable operating expenses related to maintenance, repairs, and supplies Ensure compliance with health and safety standards and industry codes Oversee contractors and vendor relationships and ensuring all vendor documentation (COIs) are up to date and on file Oversee all capital improvements or refurbishments for each location with the support from the Associate Director of Facilities. Perform other duties as needed Qualifications: Education, Training, and Experience: Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades. Knowledge of: Methods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, painting, masonry, grounds keeping, appliance repair, and electrical wiring; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades; basic math skills. Skill and Ability to: Effectively use a variety of hand and power tools; read blueprints; review and identify projects needed to be serviced by outside contractors; follow oral and/or written instructions; communicate effectively in both oral and written form; maintain work logs; establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments. Superior ability in assessing and fulfilling staff needs. Must have a valid driver’s license, transportation (ability to travel to all facilities, answer after hours emergency calls) Excel, Word, Outlook experience
