The primary role of Facilities Management function is to efficiently manage the operation of ResMed’s facilities to minimize operational and life cycle costs. Key deliverables include providing safe, effective, efficient and responsive services to all areas of the business, covering facility, production and IT services. Providing asset and maintenance management of electronic and software based technological systems required to manage and monitor buildings, plant and equipment or provide services to staff, visitors and contractors. The primary objective of Facilities Operations specialization within Facilities Management Job Family is to manage the design, planning, construction and/or maintenance of equipment, machinery, buildings, and other facilities. Plans, budgets, and schedules facility modifications, including estimates on equipment, labor, materials and other related costs. Designs and develops organizational policies relevant to the facilities department. Oversees the coordination of building space allocation and layout, communication services and facilities changes. Responsibility for working in a manner to support health and safety standards. Resolving issues raised by ResMed staff. Maintaining records in applicable work tracking systems. Promoting a healthy and safe work environment. Work with the Regulatory and Manufacturing teams to ensure the facilities comply with all requirements of ResMed’s Quality and Environmental Management Systems. Frequently interacts with subordinate supervisors and functional peer groups. Interaction normally requires the ability to gain cooperation of others, conducting presentations of technical information concerning specific projects or schedules. Provides direct supervision to professional individual contributors and/or skilled, support individual contributors (e.g., technicians, designers, support personnel). Identifying methods to continually improve service delivery. To be available to provide after-hours presence. Creating and revising operating procedures, checklists and forms to reflect current practices and to ensure they are up-to-date. Participation in internal department audits. Support and maintain equipment, including: Electrical distribution systems including emergency diesel generator supply backup systems; annual testing of the backup systems Normal and Emergency lighting systems Fire systems including alarm and sprinkler inspection, PIV exercise, extinguisher checks, operation of fire and emergency notification panels The work necessary to complete the annual fire safety statements Gym exercise equipment HVAC systems including Chillers, Pumps and Motors, RTUs, Split Systems Building Management Computer System Hydraulic services including sanitary, potable water filtration, backflow prevention devices, hot water services and distribution pumps Storm water drains, gutters and downpipes. Elevator Compressed air systems, air dryers, pressure vessels Gas and process water distribution systems to the buildings and laboratories within buildings Roller doors and sliding doors and partitions CCTV cameras, access control and associated hardware and software Locks, key barrels and door handles Contractor Management Complying with the requirements of ResMed’s OH&S Management System, attend and complete relevant training as required Ensuring contractors under supervision and working at ResMed’s facilities have completed the OH&S induction program and are registered Ensuring contractors and in-house staff have provided valid safe work method statements and these are held on file. Perform other duties, responsibilities and special projects as assigned and as skills and experience permit.
