About The Position

The Maintenance Technician - HVAC is responsible for performing HVAC work orders within the Atlanta Market and surrounding areas. This role ensures that all HVAC systems across our managed rental properties are maintained in excellent condition and remain compliant with state regulations. You’ll handle day-to-day HVAC repairs and preventive maintenance, and serve as the primary HVAC resource for our In-House Maintenance team. You’ll support technicians on complex issues, help standardize scopes of work, and ensure HVAC systems across our single-family and multifamily rentals are safe, reliable, and compliant with state and local regulations. The ideal candidate is a licensed, hands-on expert who is comfortable working independently in the field, collaborating with a broader maintenance team, and using technology to document and manage their work.

Requirements

  • State HVAC License in the State of North Carolina (Preferred)
  • Universal HVAC Certification-EPA Section 608 Universal Certification
  • High School diploma or GED equivalency required.
  • Valid driver's license
  • 5+ years of HVAC experience required.
  • Excellent communication skills, including the ability to explain complex plumbing solutions to non-technical stakeholders.
  • Tech-savvy with the ability to use mobile applications for work order management, scheduling, and communication.
  • Positive, solutions-oriented attitude with a commitment to high-quality work and team collaboration.
  • Ability to work a flexible schedule, including evenings and weekends when needed.
  • Frequent travel within market and regular driving between properties is required.
  • Must be authorized to work in the U.S. is a precondition of employment and we are unable to sponsor H1-B Visas at this time.

Responsibilities

  • Perform HVAC-related work orders (repairs, replacements, diagnostics, and troubleshooting) in the assigned market and surrounding areas.
  • Perform routine and preventive maintenance on HVAC systems, including furnaces, air conditioners, heat pumps, and related components in apartments, condos, and single-family homes.
  • Serve as the go-to HVAC subject matter expert for in-house technicians, providing technical guidance, on-site support, and coaching on more complex systems and repairs.
  • Work with leadership to identify recurring HVAC work that can be brought in-house and help standardize scope, pricing assumptions, and best practices.
  • Complete thorough HVAC inspections during move-outs, make-readies, property onboarding, and as requested by owners or leadership.
  • Perform quality assurance inspections of HVAC work completed by outside vendors to ensure compliance with company standards, local codes, and manufacturer specifications.
  • Safely operate hand tools, power tools, diagnostic equipment, and refrigerant-related tools specific to the HVAC trade.
  • Work in a safe and compliant manner, adhering to safety standards, EPA regulations, and local mechanical codes while identifying hazards and taking appropriate corrective action.
  • Represent the company professionally in the field, clearly explaining findings, recommended repairs, and preventive guidance with a customer-first mindset.
  • Accurately document work performed, system conditions, and recommendations using company systems and tools.
  • Will be responsible for inventory management of supplies
  • Perform other related duties as assigned.
