The Maintenance Foreman is a senior, working maintenance classification responsible for coordinating the daily flow of maintenance work while performing hands-on skilled maintenance duties. This position does not have supervisory authority and does not hire, discipline, evaluate, or otherwise exercise independent judgment over employees. All duties are performed in strict accordance with the applicable Teamsters Collective Bargaining Agreement (CBA). Requirements

  • 7+ years of experience in general maintenance.
  • Must be a current union member or willing and able to join the applicable union as a condition of employment.
  • Experience functioning as a lead or foreman without supervisory authority.
  • Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
  • General knowledge of Microsoft Office.
  • Ability to lift and move up to 50 lbs.
  • High school diploma or equivalent; certification in a related trade preferred.
  • Must be able to participate in the emergency on-call rotation as needed.

Responsibilities

  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
  • Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
  • Clean and maintain all common areas, including front lobby, hallways, restrooms, elevators, stairways, and parking areas.
  • Maintain floors, vacuum carpets and rugs, wash and wax hard surfaces, and clean tile grout.
  • Wash walls, doors, and windows in shared areas.
  • Replace light bulbs in common area lighting fixtures as needed.
  • Ensure all trash receptacles are emptied, and waste is transported to the designated disposal area.
  • Monitor and restock sanitary and cleaning supplies to maintain proper inventory levels.
  • Assist with light maintenance duties such as replacing air filters, minor touch-ups, and basic repairs.
  • Support seasonal upkeep tasks, including snow removal and grounds maintenance.
  • Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules.
  • Inspect the building and property daily, addressing safety issues promptly.
  • Perform routine preventative maintenance and respond to emergency repairs after hours.
  • Make budget recommendations for maintenance line items to the Community Manager.
  • Order and maintain inventory of building materials and supplies.
  • Coordinate with contractors and vendors to obtain bids for repairs and replacements.
  • Ensure the general upkeep of building common areas and grounds.
  • Perform other duties as assigned.
  • Perform work in compliance with OSHA regulations, building codes, fire/life safety standards, and company policies.
  • Follow and promote safe work practices, including use of PPE, LOTO, and hazard communication procedures.
  • Participate in safety inspections and report unsafe conditions.
  • Maintain required logs and documentation
  • Attends, if necessary, any building violation hearings or union arbitrations.
