About The Position

The Maintenance Supervisor is responsible for performing skilled, handsâ ‘on maintenance work while also overseeing all maintenance operations for two apartment communities. This role includes completing repairs, preventative maintenance, and unit turns, as well as coordinating workflow, assigning tasks to onâ ‘site maintenance teams, managing vendors, monitoring property conditions, and ensuring all service requests and maintenance projects are completed efficiently, safely, and to company standards. In addition to the hands-on skills, this role is responsible for creating a rapport with team members that creates a safe and highly motivated culture with the maintenance and office team. Some of the duties include, but not limited to: Duties/ Responsibilities: Supervise and coordinate daily maintenance operations. Perform repairs in HVAC, plumbing, electrical, and general carpentry. Manage unit turnovers and ensure timely completion. Maintain inventory of tools and supplies. Utilize property management software to track work orders, inspections, and maintenance logs. Ensure compliance with safety standards and company policies. Respond to emergency maintenance requests as needed. Collaborate with management to prioritize tasks. Maintain accurate logs and records required by local, state and federal laws. Evaluates maintenance reports and projects to determine residents’ work orders or repairs that need to be performed or delegated to maintenance team for completion. Complete weekly preventative maintenance assessments. Maintains the maintenance procedures, schedules, and supplies with projects, shop inventory, make ready units, and amenities. Ensures maintenance work orders and repair work is completed correctly and in a timely manner by maintenance teams. Ensure the work orders completed daily are closed out in the maintenance facility program for accurate data collection. Assists with departmental budget estimates and costs of specific repair projects. Participates in monthly safety meetings and maintenance calls. Performs other related duties as assigned. Create a working relationship with outside vendors. Supervisory Responsibilities: · Operational knowledge of the employer safety policies and procedures. Assist with hiring and training maintenance department staff. Assist in organizing and oversees the schedules and work of maintenance staff.

Requirements

  • knowledge of systems such as plumbing, electrical, and HVAC.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for preventative maintenance.
  • Excellent management and supervisory skills.
  • Proficient with Microsoft Office, email, and other programs used for efficiency.
  • Must be able to diagnose building issues and plan repairs or maintenance.
  • Must be physically able to perform repairs when needed with or without accommodation.
  • Potential periods of sitting at a desk and working on a computer.
  • Must be able to lift 25 pounds at a time.
  • HVAC certification required (Universal preferred)
  • Two or more years of apartment maintenance experience
  • Working knowledge of tools, common appliances, and devices
  • General knowledge of building codes and laws applicable to maintenance and repair work
  • High school diploma or equivalent
  • Ability to complete required documentation of work performed on a daily basis.
  • Must have a valid driver’s license.
  • Must pass a background check, and drug screening.
