About The Position

Responsible for the day-to-day and overall maintenance of the multiple apartment communities under the direction of the Business Manager or Regional Manager. This is a full-time, on-site position with a Monday through Friday schedule and requires availability for on-call emergencies. This job description is not intended to be all–inclusive, and the employee will also perform other reasonably related business duties as assigned by the immediate supervisor and other management as required. Responsibilities

  • Perform minor repairs on appliances, plumbing, electrical fixtures, and household items.
  • Replace damaged flooring, fixtures, locks, and appliances.
  • Handle basic pest control as needed.
  • Paint apartment interiors and exteriors.
  • Complete light carpentry such as fixing doors, windows, shelving, and floors.
  • Help with cleaning apartments and common areas.
  • Sweep, mop, vacuum, remove trash, and clean windows.
  • Pick up trash and maintain landscaping as needed.
  • Prepare apartments for new residents.
  • Assist with inspections, repairs, and replacements before move-ins.
  • Maintain accurate turnover records.
  • Perform scheduled equipment maintenance.
  • Inspect units and buildings regularly.
  • Know all utility shut-offs and ensure proper signage and team awareness.
  • Keep maintenance records, work orders, inventory logs, and purchase orders.
  • Monitor vendor services and support property standards and safety policies.
  • Provide clear communication during service calls.
  • Help educate residents on appliances, laundry, and basic maintenance through the Resident Education Program.
  • Supervise and train maintenance staff.
  • Maintain tools and supplies.
  • Lead monthly safety meetings and complete quarterly safety inspections.
  • Work with management to schedule inspections, support operations, and attend company training.
  • Participate in emergency on-call rotation including nights, weekends, and holidays.
