About The Position

ABOUT THE ROLE We're looking for a Pre-Construction Manager to own all estimating, cost planning, and bid management across the Sigma Build portfolio. This is a key role where you'll build the pre-construction function from the ground up-setting the standard for how we plan, price, and hand off every project. You'll work at the intersection of Development, Design, Construction, and Finance, and your work will directly impact every dollar we invest.

Requirements

  • 10+ years in construction with 5+ years leading pre-construction at a GC or integrated developer
  • Deep estimating expertise across multifamily wood-frame, steel-framed (CFMF), podium, and mid-rise project types ($30M+ hard cost)
  • Hands-on experience with competitive bidding, bid leveling, subcontractor prequalification, and value engineering
  • Proficiency with Destini (or equivalent), Procore, Building Connected, Oracle P6/OPC, and Excel
  • Demonstrated adoption of AI tools, automation, and data-driven workflows to improve speed and accuracy
  • Executive-level communication-you can present cost analyses and risk assessments to C-suite and JV partners with confidence
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (or equivalent experience)

Nice To Haves

  • Experience with HUD/VHDA financing and associated cost impacts
  • Lean construction, Last Planner System, or IPD experience
  • History of building a pre-construction function at a startup or growth-stage GC
  • LEED AP, DBIA, or CCM certification

Responsibilities

  • Lead estimating across all design phases, from first concept through permit set, delivering budgets that protect investor returns and project viability
  • Build a prequalified subcontractor network, run the full bid cycle, level bids, and recommend awards that balance cost, risk, and capacity; Building Connected (AutoDesk) experience is a plus
  • Own the handoff from pre-construction to construction, ensuring clean budgets, documented assumptions, and zero surprises for the field team
  • Create and continuously improve our SOPs for estimating, value engineering, and procurement, building Sigma Build's institutional playbook
  • Deploy AI, automation, and technology to accelerate takeoffs, sharpen benchmarking, and eliminate manual work
  • Deliver executive-level cost reporting and strategic recommendations on trends, escalation, and risk to senior leadership
