About The Position

Job Summary: Responsibilities include general maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building are in good working order at all times. Principal Responsibilities: Responsible for repairs and overall maintenance of all common areas and building exteriors Maintain inspection logs for standpipe/sprinkler and all federal, state and city regulations. Carry out and oversee preventative maintenance programs throughout building. Arrange all required period municipal inspections for building systems. Schedule all routine maintenance with outside vendors for building systems Coordinate maintenance and repair of building systems with contractors and supervisors. Respond to emergency calls and rectify existing condition. Orients and trains employees to perform maintenance activities and tasks. Enforcement of the House Rules and Alteration policies Adhere to organization’s standards by completing annual mandatory trainings in a timely manner on topics including – but not limited to – Sexual Harassment Prevention Training, IT Security Awareness, Compliance, OSHA, HIPAA and any other training the organization may deem necessary in regards to regulatory compliance or good business practices. Supports organization’s mission by striving for excellence in all aspects of their job with a focus on positive interpersonal relationship with co-workers. Adheres to the organization’s policy in regards to absenteeism and appearance

Requirements

  • 3-5 years' experience in residential buildings required
  • Strong working knowledge of building systems and NYC codes/local laws.
  • Strong verbal, written & business communication skills.
  • Proven organizational skills, computer literacy and experience with budgeting and invoice approvals.
  • Strong management and supervisory skills.
  • Experience with apartment renovations, light plumbing/electrical/plastering, and capital projects.
  • Be familiar with building and mechanical systems (boiler, elevators, security)
  • High school diploma or general education degree (GED) minimum; and at least one year related experience
  • Excellent verbal and written skills
  • Excellent customer service skills
  • Able to multi-task and work independently with a great attention to detail
  • Physical activities associated with cleaning and maintenance such as, climbing, balancing, stooping, kneeling, crouching, or crawling.
  • The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.

  • NYC Certificates of Fitness (S-12/S-13) preferred
