About The Position

The primary responsibility of the Village Manager is to carry out the ongoing operations of and management of the independent living complex and the coordination of maintenance personnel in accordance with the policies and procedures established by EveryAge. The Village Manager also oversees and coordinates the Life Enrichment Activities.

Responsibilities

  • Markets and shows available apartments to potential residents.
  • Manages the day-to-day operations of the apartment complex and Village Villas.
  • Supervises and ensures timely unit turnovers.
  • Prepares property for all inspections and keeps records.
  • Works with the Maintenance staff to ensure the apartment complex is maintained in good condition.
  • Maintains Inventory, Painting, and Preventative Maintenance Schedules along with Facility Maintenance staff.
  • Prepares and submits reports to the Business Office of EveryAge in accordance with established guidelines.
  • Performs inspections on dwelling units annually to ensure lease compliance in accordance with Lease Agreement.
  • Interviews, conducts background screening, approves applicants and maintains an active waiting list of potential residents.
  • Executes leases and certification and unit inspections with residents upon move-in and move-out.
  • Provides and reviews Disclosure Statement with prospective residents prior to residency lease agreement signing.
  • Notifies Executive Director when level of service transition may be needed.
  • Prepares all written documents to address lease violations and evictions, subject to Executive Director’s approval. Attends eviction hearings as needed.
  • Collects rent and all other fees and charges when due, and issue receipts for same.
  • Forwards deposit rents and security deposits daily to the Business Office of EveryAge and the Accounts Receivable Manager.
  • Assists with administrative duties and tenant events.
  • Follows written emergency procedures and ensures drills and annual updates completed timely.
  • Prepares vacancy notices and submit to EveryAge, prior to vacancy.
  • Attends meetings to discuss tenant and community needs.
  • Makes rounds to ensure cleanliness of hallways, lobbies, common areas, and grounds.
  • Documents any adverse events and reports to the Executive Director immediately.
  • Notifies resident in advance of semi-annual meetings.
  • Attends resident association meetings as appropriate.
