About The Position

The Corporate Real Estate Manager will be responsible for overseeing the strategic planning, development, and management of the company’s real estate portfolio, with a primary focus on site selection, lease administration, portfolio optimization, and capital project delivery (new construction, expansions, and renovations). This role leads all real estate activities including transactions support, construction and renovation project management, vendor/consultant management and real estate documentation. The successful candidate will ensure real estate decisions and capital projects support operational needs, comply with applicable codes, permitting requirements and construction safety standards, and align with long-term business objectives.

Requirements

  • Bachelor’s degree in Real Estate, Construction Management, Engineering, Business Administration, Facilities Management, or a related field.
  • 7–10+ years of experience in corporate real estate, capital projects construction management, or related roles.
  • Proven experience supporting multi‑site industrial or manufacturing footprints through site selection, expansions, renovations, and/or lease management.
  • Strong project management skills with experience leading large‑scale construction or capital improvement projects.
  • Solid understanding of real estate transactions, lease agreements, and real estate law.
  • Ability to manage budgets, analyze financial data, and make data‑driven decisions.
  • Knowledge of building codes, permitting processes and construction safety/OSHA standards.
  • Excellent negotiation, communication, and vendor‑management skills.
  • Willingness to travel to company facilities as needed.

Responsibilities

  • Real Estate Strategy & Portfolio Management Develop and implement a comprehensive real estate strategy that supports organizational growth, manufacturing capacity, and operational efficiency.
  • Lead site selection and due diligence in partnership with internal stakeholders and external brokers/consultants (e.g., zoning, utilities, expansion capability, permitting constraints).
  • Oversee the acquisition, disposition, expansion, and consolidation of company facilities (owned and leased).
  • Conduct portfolio analysis to optimize facility utilization, cost efficiency, and long‑term planning.
  • Ensure all real estate recommendations align with financial, operational, and strategic company objectives.
  • Construction & Renovation Management Lead planning and execution of major capital projects including new construction, facility expansions, and renovations.
  • Define project scopes, budgets, timelines, and resource plans; ensure on‑time and on‑budget delivery using strong project governance and control.
  • Collaborate with internal stakeholders, architects, engineers, contractors, and external consultants to deliver projects safely and efficiently.
  • Oversee RFQ/RFP processes, contractor selection, and contract negotiation for construction/renovation projects and professional services.
  • Ensure effective project closeout and turnover (as-builts, warranties, O&M documentation, punch lists) to site operations in compliance with building codes, regulations, and safety requirements.
  • Budgeting & Financial Management Develop and manage operating and capital budgets for construction, maintenance, and real estate operations.
  • Conduct financial analysis on real estate transactions, capital investments, and facility improvements (e.g., ROI/NPV/TCO as applicable).
  • Track project costs, evaluate vendor/consultant performance to identify cost optimization opportunities and ensure cost‑effective facility utilization.
  • Vendor, Lease, and Contract Administration Manage lease negotiations, renewals, amendments, and terminations for leased properties in partnership with Legal and Finance.
  • Maintain accurate real estate records, documentation, and compliance reporting.
  • Manage external real estate and project service providers (e.g., brokers, architects/engineers, general contractors, consultants), ensuring strong performance and contract adherence.
  • Cross‑Functional Leadership Partner with Operations, Legal, Finance, Environmental Health & Safety, Procurement, and other teams to support manufacturing and business priorities.
  • Provide real estate and capital project expertise to footprint planning and execution.
  • Prepare and deliver analyses, updates and recommendations to senior leadership as needed.
