The Maintenance Supervisor oversees all grounds, facilities, and maintenance operations for short term rental cabins and RV sites. This position ensures units are rent ready, maintain brand standards, and leads a team responsible for both preventative and corrective maintenance. The Supervisor performs routine inspections, coordinates repairs, conducts technical and mechanical tasks, and balances field work with administrative responsibilities. The Supervisor implements procedures, monitors daily operations, audits staff work, and ensures all maintenance activities support a safe, attractive, and well-maintained property. ESSENTIAL RESPONSIBILITIES Grounds & Facilities Operations Oversee all groundskeeping and landscaping activities across cabins, RV sites, and common areas. Monitor brand standards for cleanliness, safety, and overall property appearance. Perform grounds tasks as needed, including mowing, irrigation checks, vegetation management, and general site upkeep. Cabin & RV Site Maintenance Conduct maintenance inspections of residential cabins and short-term rental units. Document and report inspection findings, needed repairs, and required follow up. Ensure cabins and sites are rent ready and meet all operational and brand requirements. Technical & Mechanical Responsibilities Perform mechanical repairs and troubleshoot electrical, plumbing, HVAC, or general maintenance issues. Create and customize preventative maintenance schedules Monitor and correct automation and system alerts (gates, lighting, pumps, sensors, etc.). Identify vendor-related repairs and coordinate external service providers. Work Order Management Create, assign, and close work orders while tracking progress and completion of quality. Modify technician routes and monitor workload distribution. Maintain high accuracy and accountability for documentation. Leadership & Supervision Provide daily leadership, coaching, and support for maintenance staff. Audit staff work to ensure consistency and quality of completion. Serve as Manager on Duty when the Property Manager is unavailable. Maintain the ability and knowledge to perform any subordinate role within the department. Inventory & Resource Management Monitor inventory levels of spare parts and replacement components. Ensure tools, equipment, and supplies are available and properly maintained. Assist with procurement and vendor coordination as needed. Administrative Responsibilities Balance field work with administrative duties including scheduling, reporting, and communication with management. Support the Manager with technician oversight, staffing needs, and procedural updates. Participate in emergency response efforts, including after-hours or weather-related calls.
