About The Position

ADU Express is a fast-growing design-build firm specializing in multifamily ADU development across Southern California. Our mission is to unlock value in multifamily properties by delivering high-quality Accessory Dwelling Units (ADUs) efficiently and at scale. Our construction model relies on disciplined processes, fast execution, and consistent quality standards across multiple projects. The QC / Punch List Manager is responsible for ensuring that ADU projects are completed to the highest quality standards before final delivery. This role focuses on the final stages of construction, inspecting completed work, identifying punch list items, coordinating corrections, and ensuring the project is fully cleaned, organized, and ready for turnover. The QC / Punch List Manager works closely with project managers, superintendents, subcontractors, and field teams to complete final corrections and prepare the unit for handoff to the leasing and operations teams.

Requirements

  • 3–7 years of experience in construction, field supervision, or quality control
  • Strong understanding of residential construction methods and finishes
  • Experience identifying construction deficiencies and managing punch lists
  • Ability to perform minor repairs or coordinate corrective work with subcontractors
  • Highly organized with strong attention to detail
  • Strong communication and problem-solving skills

Nice To Haves

  • Experience with ADU or residential construction projects
  • Handyman or field repair experience
  • Familiarity with project closeout documentation and inspection processes

Responsibilities

  • Conduct detailed inspections of ADU units during the final stages of construction
  • Identify incomplete work, deficiencies, and quality issues
  • Prepare comprehensive punch lists for subcontractors and field teams
  • Ensure all construction work meets company quality standards and project specifications
  • Coordinate completion of punch list items with subcontractors and field teams
  • Track progress of corrective work and verify completion
  • Perform follow-up inspections to confirm items are properly resolved
  • Ensure all punch list work is completed before project turnover
  • Confirm all work is fully completed according to project plans and specifications
  • Ensure job sites and units are cleaned, organized, and ready for delivery
  • Verify that all equipment, fixtures, and finishes are properly installed and functioning
  • Coordinate final walkthroughs with the project management team
  • Take and organize final project photographs documenting completed work
  • Prepare closeout documentation including manuals, warranties, and product information
  • Ensure all project documentation is properly archived
  • Coordinate final handoff of completed units to the leasing or property management team
  • Perform minor repairs or coordinate quick fixes when necessary
  • Assist field teams in resolving last-minute construction issues
  • Support superintendents and project managers during project completion phases
  • Develop standardized punch list procedures for all projects
  • Track recurring construction issues and report them to leadership
  • Help improve construction quality standards across projects
