Requirements

  • 6+ years in workplace operations, real estate, facilities, or office design-adjacent roles in high-growth tech environments.
  • Demonstrated experience opening new offices or leading major build-outs from conception to completion.
  • Strong vendor management and project execution chops, with a history of delivering high-quality results.
  • Financial fluency with budgets, leases, and capex planning.
  • Exceptional taste—you have a strong point of view on materials, furniture, layouts, lighting, and art, and it's usually right.
  • A natural sense for space, layout, and how physical environments shape behavior and culture.
  • Comfortable operating in ambiguity and moving fast with imperfect data, thriving in a dynamic startup environment.
  • Executive-level judgment and the confidence to push back when a design or location isn’t good enough.

Responsibilities

  • Run day-to-day operations across Luma offices, ensuring spaces are functional, welcoming, and effortlessly usable.
  • Oversee vendors, maintenance, security, cleaning, and cultivate strong building relationships.
  • Manage workplace budgets, forecasting, and cost optimization without compromising experience.
  • Partner with IT, People, and Ops on moves, changes, onboarding needs, and special builds.
  • Create scalable playbooks for opening new locations quickly and consistently.
  • Serve as a core partner in evaluating buildings for vibe, light, flow, energy, and long-term flexibility.
  • Bring exceptional aesthetic judgment, acting as a curator of Luma’s physical brand: futuristic, focused, creative, human.
  • Design spaces that encourage serendipitous collision, deep work, and spontaneous collaboration, making the office a magnet for talent.
