About The Position

A well-established Central Coast commercial real estate firm is seeking a Vice President of Property Management to lead its property management operations. The company manages approximately 1.3M SF of commercial real estate across Santa Barbara and San Luis Obispo counties, serving nearly 400 tenants and overseeing $20M+ annually in rent and CAM receipts. The Vice President of Property Management will lead the firm’s commercial property management department and play a key role in operational oversight, financial performance, and team leadership. This is a working leadership role, combining strategic oversight with direct portfolio management responsibilities. The position will oversee day-to-day property operations, mentor property management staff, refine operational processes, and help drive financial performance across the portfolio.

Requirements

  • Minimum 10 years of commercial property management experience
  • Residential-only experience will not be considered
  • Active California Real Estate License in good standing
  • IREM CPM or CCIM designation

Nice To Haves

  • Experience managing retail, medical office, and industrial properties
  • Proven leadership experience overseeing property management teams
  • Strong understanding of NNN leases, CAM billing, and annual reconciliations
  • Experience preparing and managing budgets for both Gross and NNN properties
  • Demonstrated ability to improve systems, processes, and reporting workflows
  • Experience with AppFolio or comparable property management platforms
